I've been a home owner most of my life. I have rented out my spare rooms and rent out my homes. This agent manages the house that I am moving out. It is a shared house. Each 5 rooms are called double rooms but they are not all double rooms. You would class the majority of the rooms as single. With a double bed, wardrobe, desk & chair & 15 inch width chest of draws holding very few draws & not much clothes. There is inadequate space within the bedroom. No space for a chest of draws. You'd struggle to iron you clothes in your bedroom.The price should really reflect the bedrooms size.In areas like Plymouth & Exeter, with an influx of international students, a lot of landlords, agents & estate agents are able to cash-in. Far too many students leave university with very large student debts. The home owner who set the prices is surly not oblivious?
If you live in Torbay/Exeter and choose another estate agency to sell your house then you are a fool... Adam from Smart's Torquay branch sold my property within 24 hours of it going on the market, unfortunately the 1st sale fell through, but Adam sold the house AGAIN with 48 hours. I initially had my property valued by Purple Bricks and also Haart Estate Agents, both of which undervalued my house at 150,000. Adam achieved a sale of 157,000 on BOTH occasions. The buyer of my property used Connells to sell their home for an extortionate rate, Connells were rude, unresponsive and slowed the whole process down. Adam was constantly chasing the buyers solicitors, something that Connells should have done. From start to finish Adam has been nothing short but amazing. Smart's use of social media is fantastic, they use every single avenue to sell your home, also the pictures Adam took of my property were fantastic. I have previously sold a house with Purple Bricks and apart from them uploading my property to the usual websites and taking the photos, they did nothing. I had to negotiate the sale myself, complete all the viewings and also run around and do all of the chasing. Smart did all of this and more for half the price of Purple Bricks! Thank you Adam for all your hard work.
Where do I begin?...Upon moving in, I encountered broken appliances and mouldy damp walls. What followed was a complete lack of communication from all at Smart Estate Agents.Six months later and I am still fobbed off at every opportunity and maintenance issues disregarded (to this day I still have a broken toilet seat and mouldy walls)Just a shambolic company who don't communicate, who disregard tenants and will always give you half the effort a job deserves.
I was privately renting a room in a shared house, but my landlord decided to pass day-to-day matters to Smart. A dismal charm offensive didn't disguise their determination to target the housemates as sales leads. They were responsible for bleeding the radiators, but when asked to do so half way through November 2018 gave a tenant a plumber's phone number for her to dial. Not her responsibility. Plumber didn't return her 3 voicemail messages. So Smart sent out their own plumber unannounced between jobs. Woke up night-shift worker, tried to enter my room but couldn't only because I had the key in the inside part of the lock - they're supposed to give 24 hours notice of access. They gave my email address to a separate company 'PropertyFile' without my consent - also sent me their in-house spam without my consent ("Congratulations on your move! Thought about changing energy provider?" I hadn't moved and the rent was inclusive of energy bills - go to hell) - I told them to delete my email address, they didn't - letting agency? Nah - nasty, cynical little sales operation. I see they've had good reviews, can only imagine they up their game when there's some gain in it for them. A rotten experience, I moved out within 2 months solely to get away from them.
Rob and his wonderful team handled our sale in a highly professional way. Communication was excellent from start to finish. His vast experience enabled us to get the best selling price. He even helped us with our onward purchase negations. Well worth the very reasonable fixed price. We were glad we chose this agency and wouldnt hesitate using SMART estate agency again.
